HDB BTO 2011
Thirty-nine HDB BTO Projects yielding 25,000 Dwelling Units (DU), ready by 2015, on 95 Hectares (ha) of HDB land (about 263 DU/ha). Each project has an average of 641 DU. HDB will spend $3.5 billion for their construction or $140,000/DU.
May 2011: Tampines, Pasir Ris.
July 2011: Fernvale.
Nov 2011: Houguang.
HDB is offering homebuyers close to 4,000 new flats in six BTO projects: Pasir Ris Costa Ris, Pasir Ris Golden Lily, Punggol Parcvista, Tampines GreenLeaf, Tampines GreenWood and Woodlands Peak.
HDB Tampines Green Leaf - TOP 2014 Q3 96x2rm, 318x3rm, 604x4rm, 320x5rm. 960 Dwelling Units. 4.5 Hectares. Residential Density 213 DU/ha.
Soil-built Pte Ltd was awarded the $131 million for the 960 flat project which equates to about $136,000 per flat. However the BTO flats has emerged with lots of defects in their new homes, residents were shocked to find out that many of their apartments were full of defects.
The guesstimated land cost ($50m/hectare) of $250,000,000. The total guesstimated HDB development cost for HDB Tampines Green Leaf is $381 million or $397k per dwelling unit.
Costa Ris in Pasir Ris is very close to the MRT station and the White Sands shopping mall. This BTO project has seventeen 13-storey blocks and will have 1,386 units of Standard HDB flats. 257 units of 2-room flats ($131,500), 224 units of 3-room flats ($209,500), 688 units of 4-room flats ($320,500) and 217 units of 5-room flats ($399,000). 1,386 Dwelling Units on a 6 Hectares land. Residential Density 231 DU/ha.
4 Nov 2011: The turnkey construction project was awarded to BBR Group subsidiary Singapore Piling & Civil Engineering for S$179 million to construct 17 blocks of 1,386 new homes in Pasir Ris Neighbourhood 5 due to be completed in June of 2014. The contract also includes the construction of a multi-storey car park, shophouses, a supermarket and a childcare centre. Hardscape and soft landscape works such as a precinct pavilion, pergola, shelter, site works and civil engineering works will also be undertaken. The guesstimated development cost (construction + land cost) for HDB Costa Ris at $484 million or $350k per dwelling unit.
HDB Hougang Capeview which is built on 3.4 Hectares of land (Residential Density 230 DU/ha) located along Upper Serangoon Road and is bounded by Serangoon Reservoir and Sungei Pinang. This development comprises six residential blocks of 17- and 19-storeys. Choose from 781 units of 3, 4, 5-room Premium flats.

Fernvale Riverbow (BTO 2011 July) is the first public housing project in Sengkang which is build next to new Punggol Reservior. It comprises 1,154 dwelling units (3 to 5-room standard HDB flats) housed in eight 21 or 22 storey high blocks. Built on 4.6 Hectares of Land. Residential Density 250 DU/ha.
Fernvale Riverbow building works was awarded to Wee Hur Construction (28 Nov 2011) for $159,252,000. The guesstimated land cost ($50m/hectare) of $230,000,000. The total guesstimated HDB development cost is $390 million or $338k per dwelling unit.
