HDB BTO 2010
Twenty-two HDB BTO Projects yielding 16,500 Dwelling Units (DU), ready by 2014, on 58 Hectares (ha) of HDB land (285 DU/ha). Each project has an average of 750 DU. HDB will spend $2.3 billion for their construction or $137,000/DU.
Punggol Waterway Terraces is designed by Architects group8asia and Aedas which replicate the rice terraces of Asia. It has a cascading skyline created by the patios of the roofs and in addition, the shape and orientation of the complex, as well as the openings and shading features, exploit the natural air movement and sun path to optimize natural ventilation and lighting while minimizing heat absorption.
The stepped platforms enable the scale of the residential blocks to adapt to different urban conditions, granting different perceptions from various points of view. From the waterway, they adopt a pedestrian scale and are perceived as multiple spaces. From the center of the development, they are high-rise towers. Finally, from the void between the blocks, the buildings feature open courtyards. Hexagonal voids, cut into these enclosed zones, strengthen the dialogue between the residences and the canal banks.

Punggol Waterway Terraces is build on a 4.2 Hectares plot with a residential density of 256 DU/ha. Punggol Waterway Terraces is bounded by Punggol Walk, Punggol Central, Punggol Way and Punggol Waterway. This 18-storey high development consists of a long residential blocks with 1,072 units of 3 to 4-room Standard HDB Flats. HDB awarded Tiong Seng Contractors on the Punggol West Contract 20 for SGD $192,225,000 or $180k per dwelling unit.
Punggol Waterway Terraces II is build on a 3 Hectares plot with a residential density of 258 DU/ha. Punggol Waterway Terraces is bounded by Punggol Walk, Punggol Central, Punggol Way and Punggol Waterway. This 18-storey high development consists of a long residential blocks with 804 units of 3 to 4-room Standard HDB Flats. HDB awarded Tiong Seng Contractors on the Punggol West Contract 22 for SGD $147,343,258 or $184k per dwelling unit.
