APR 2016: URA Government Land Sales for a 1.87 Hectares Land Parcel at Toh Tuck Road (map), next to High Oak Condo, was tendered by SP Setia International at $142M per hectare for with plot ratio of 1.4 for a 99-year lease Condominium Housing. The project will have 325 dwelling units (or a residential density of  173 dwelling units per hectare) with land cost of about S$939 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,600 psf.

FEB 2016: URA Government Land Sales for a 2.4 Hectares Land Parcel at Upper Changi Road/Bedok South (map), next to Tanah Merah MRT Station, was tendered by Chip Eng Seng at $172M per hectare for with plot ratio of 2.1 for a 99-year lease Condominium Housing. The project named Grandeur Park will have 720 dwelling units (or a residential density of  300 dwelling units per hectare) with land cost of about S$754 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,400 psf.

JAN 2016: URA Government Land Sales for a 1.93 Hectares Land Parcel at Siglap Road (map), next to Mandarin Gardens, was tendered by FCL Topaz and Sekisui House JV at $323M per hectare for with plot ratio of 3.5 for a 99-year lease Condominium Housing. The project named Seaside Residences will have 841 dwelling units (or a residential density of  436 dwelling units per hectare) with land cost of about S$858 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,650 psf.

JUNE 2015: URA Government Land Sales for a 1.05 Hectares Land Parcel at Dundee Road (map), next to Queenstown MRT Station, was tendered by HY Realty (appoints MCC Land as project manager) at $459M per hectare for with plot ratio of 4.9 for a 99-year lease Condominium Housing. The project named Queens Peak will have 645 dwelling units (or a residential density of  615 dwelling units per hectare) with land cost of about S$871 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,600 psf.

JUNE 2015: URA Government Land Sales for a 1.22 Hectares Land Parcel at Toa Payoh Lorong One (map), next to Seu Teck Sean Tong Chinese Temple was tendered by Evia Real Estate, Maxdin and Gamuda Berhad JV at $239M per hectare for with plot ratio of 3.5 for a 99-year lease Condominium Housing. The project named GEM Residences will have 578 dwelling units (or a residential density of 474 dwelling units per hectare) with land cost of about S$755 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,500 psf.

MAY 2015: URA Government Land Sales for a 1.57 Hectares Land Parcel at Tampines Avenue 10  (map), United World College was awarded to MCC Land  at $145M per hectare for with plot ratio of 2.8 for a 99-year lease Condominium Housing. The project named The Alps Residences will have 570 dwelling units (or a residential density of  363 dwelling units per hectare) with land cost of about S$483 per sq ft (per plot ratio).

AUGUST 2014: URA Government Land Sales for a 3.4 Hectares Land Parcel at Fernvale Sengkang (map), near the rustic Jalan Kayu was awarded to CEL (Chip Eng Seng), KSH, Heeton JV at $144M per hectare for with plot ratio of 3.0 for a 99-year lease Condominium Housing. The project was named High Park Residences with 1,390 dwelling units (or a residential density of 409 dwelling units per hectare) with land cost of about S$488 per sq ft (per plot ratio) and selling for about $1,000 psf and 9 retail units in fourteen 25-storey apartment block.Image title

APRIL 2014: URA Government Land Sales for a 2.4 Hectares Land Parcel at Sims Drive + Aljunied Road (map), next to the busy PIE Expressway was awarded to First Changi Development Pte Ltd (GuocoLand Limited) at $222M per hectare with plot ratio of 3.0 for 99-year lease Condominium Housing. project was named Sims Urban Oasis with 1,024 dwelling units (or a residential density of 427 dwelling units per hectare). The land cost of about S$688 per sq ft (per plot ratio) and selling for about $1,300 psf.

APRIL 2014: URA Government Land Sales for a 2.5 Hectares Land Parcel at Prince Charles Crescent Parcel B (map) was awarded to UOL Venture Investments and Kheng Leong Company JV at $186M per hectare with plot ratio of 2.1 for 99-year lease for Condominium Housing. The project was name Principal Garden with 653 dwelling units (or a residential density of 266 dwelling units per hectare) spread over four 24-storey blocks. The land cost of about S$820 per sq ft (per plot ratio) and selling for about $1,600 psf.

DECEMBER 2013: URA Government Land Sales for a 2.7 Hectares Land Parcel in Upper Serangoon View (map), next to Sungei Serangoon, was sold to Kingsford Development Pte Ltd (owners are from Mainland China) at $169M per hectare with plot ratio of 3.0 for 99-year lease for Condominium Housing. The project was named Kingsford Waterbay with 1,165 dwelling units (or a residential density of 432 dwelling units per hectare) selling for about $1,000 psf.

MAY 2013: URA Government Land Sales for a 1.8 Hectares Land Parcel in Commonwealth Avenue (map), next to Queenstown MRT Station, was sold to Weathall (City Development & Hong Leong JV) at $466M per hectare with plot ratio of 4.9 for 99-year lease for Condominium Housing. SEPTEMBER 2012: URA Government Land Sales for a 2.4 Hectares Land Parcel in Prince Charles Crescent Parcel A (map) was sold to Wing Tai & United Engineers JV at $271M per hectare with plot ratio of 2.1 for 99-year lease for Condominium Housing. The project was named The Crest with 469 dwelling units (or a residential density of 196 dwelling units per hectare) selling for about $1,600 psf.

DEC 2012: URA Government Land Sales of 1.2 hectares in Bishan Central (Bishan Street 14 - map) to Capitaland and Mitsubishi Estate JV for $505M or $420M per hectare (with Plot Ratio of 4.9 ~ $852.9 psf ppr). Sky Vue, 694 units in two 37-storey tower TOP 2017 with low maintanance fee of about $320/month. Launch in September 2013 for about $1,400 psf.  Typical 3-bedroom apartment 93M2 (internal 82M2) would cost about $1.2million. Residential Density 578 DU/ha.

MAY 2011: URA Government Land Sales of 1.2 hectares in Bishan Central (Bishan Street 14 - map) to Capitaland 65%, Mitsubishi Estate 25% & Shimizu 10% JV for $550M or $460M per hectare (with Plot Ratio of 4.9 ~ $869.4 psf ppr). Sky Habitat, 509 units in two 39-storey tower TOP 2015, is designed by renowned international architect Moshe Safdie (Marina Bay Sands). Launch in March 2012 for about $1,750 psf making it most expensive suburban project in Singapore. Relaunch in late 2013 at $1,550 psf. Residential Density 381 DU/ha.

OCTOBER 2011: URA Government Land Sales for a 3.0 Hectares Land Parcel in Flora Drive (Upper Changi Rd map) was sold to Realty Consortium at $54M per hectare with plot ratio of 1.4 for 99-year lease Condominium Housing. The project was named Parc Olympia Condo with 482 dwelling units (or a residential density of 160 dwelling units per hectare) with land cost of about S$361 per sq ft (per plot ratio) selling for about $940 psf.

JUNE 2011: URA Government Land Sales for a 2.7 Hectares Land Parcel in Flora Drive (Upper Changi Rd map) was sold to Frasers Centrepoint at $49M per hectare with plot ratio of 1.4 for 99-year lease Condominium Housing. The project was named Palm Isles Condo with 429 dwelling units (or a residential density of 159 dwelling units per hectare) with land cost of about S$325 per sq ft (per plot ratio) selling for about $980 psf.

MAY 2011: URA Government Land Sales for a 3.0 Hectares Land Parcel in Punggol Central (map) was sold to FEO, F&N, Sekisui JV at $340M per hectare with plot ratio of 4.2 for 99-year lease Mixed Development Project with 25% for Retail and 75% for Housing.  The project was named Punggol Watertown with 1001 dwelling units (or a residential density of 334 dwelling units per hectare) selling for about $1,200 psf.. And an adjoinning Waterway Point Mall is 4 level shopping mall inclusive 2 basements with 365,000 square feet of floor area for F&B, Retail, a 1000 seats Imax cinema and a 24 hours operating NTUC Fairprice Finest outlet.

MAR 2011: URA Government Land Sales for a 4.6 Hectares Land Parcel at Bedok Reservoir Road (map), next to new Bedok North MRT Station was awarded to United Venture Development for $70M per hectare for with plot ratio of 1.4 for a 99-year lease Condominium Housing. The project was named Archipelago with 577 dwelling units (or a residential density of  126 dwelling units per hectare). The land cost of about S$465 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,140 psf.

DEC 2010: URA Government Land Sales for a 2.8 Hectares Land Parcel in Punggol Walk + Punggol Central (map) was sold to Sim Lian Group at $131M per hectare with plot ratio of 3.0 for 99-year lease Condominium Housing.  The project was named A Treasure Trove with 882 dwelling units (or a residential density of 315 dwelling units per hectare). The land cost of about S$407 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,040 psf.

SEP 2010: URA Government Land Sales for a 4.13 Hectares Land Parcel at Jalan Eunos (map) was awarded to Transurban Properties (Far East Organisation) for $62.4M per hectare for with plot ratio of 1.4 for a 99-year lease Condominium Housing. The project was named Euhabitat with 748 dwelling units (or a residential density of 181 dwelling units per hectare). The land cost of about S$415 per sq ft (per plot ratio) estimated that the developer could set the selling price of about $1,160 psf.

SEPTEMBER 2010: URA Government Land Sales for a 2.5 Hectares Land Parcel in Bedok Central (map) was sold to Capitaland Residential and Capitaland Mall JV at $317M per hectare with plot ratio of 3.5 for 99-year lease Mixed Commercial and Residential Development Integrated with a Bus Interchange with 35% space for Retail and the remaining 65% for Housing.  Residential Project was named Bedok Residences with 583 dwelling units (or a residential density of 233 dwelling units per hectare) selling for about $1,410 psf.. And an adjoinning Bedok Mall is 4 level shopping mall inclusive 2 basements with 333,681 square feet of floor area for F&B and Retail outlets.

APRIL 2010: URA Government Land Sales for a 3.1 Hectares Land Parcel in Flora Drive (Upper Changi Rd map) was sold to Tripartite Developers at $48M per hectare with plot ratio of 1.4 for 99-year lease Condominium Housing. The project was named Hedge Park Condo with 501 dwelling units (or a residential density of 161 dwelling units per hectare) with land cost of about S$320 per sq ft (per plot ratio) selling for about $1,090 psf.

MARCH 2010: URA Government Land Sales for a 3.2 Hectares Land Parcel in Tampines Avenue 10 (map) was sold to Sim Lian Group at $95M per hectare with plot ratio of 2.1 for 99-year lease Condominium Housing. The project was named Waterview @ Tampines Private Condo with 696 dwelling units (or a residential density of 218 dwelling units per hectare) selling for about $1,200 psf.

JUNE 2007: CapitaLand to develop d'Leedon (map) 1,800 dwelling units on 7.8 heatare (or a residential density of 231 dwelling units per hectare) with plot ratio of 2.8 after En bloc 618 dwelling units Farrer Court (ex-HUDC) for $166M/ha plus $25M/ha to SLA for 30-year top-up the lease to 99 years or at $191M per hectare. Launch in 2010 for $1,680psf. TOP 2015.  $1.3388 billion En bloc price tag is the highest ever fetched for a collective sale to date.  Farrer Court owners pocketed about $2.2M each.

2005 Oct: The first phase of the MBFC will cover about 2.05ha of land (GFA 244,000m2) was sold for $1billion to BFC Consortium (Keppel Land / Cheung Kong Limited / Hutchison Whampoa). Of which 0.5ha (GFA 55,000m2, $381 psf ppr) was craved out to build Marina Bay Residences (map), a 428 dwelling units condominium housing comprising of one 55-storey residential apartments with three 'sky lounges' located on floors 7, 27 and 47, a 7-storey podium consisting of 6-storey of car park and other ancillary facilities. Builder: Woh Hup. Architectural Consultant: DCA Architects. Structural, M & E Engineers: Meinhardt. Landscape Consultant: Tierra Design. Quality Surveyor: Davis Langdon & Seah. Construction Cost: S$182 Million ($307 psf ppr). The estimated the break-even cost for the residential component at $850 psf ppr. The consortium looks set to achieve at least a 100% profit margin as it was sold at $1,700 psf. By 2013, the resale price has gone up to $2,400 psf.

May 1997: MCL Land has clinched two URA land parcels at Seletar Springs with a combined area of 3.6 hectares (1.4 PR) for about $108 million ($174 psf ppr) or $30M per hectare. Sim Lian build 362 dwelling units for MCL Land at S$80 million. Seletar Springs Condominium, 100 Gerald Drive Singapore 798592 (map).
